Top 10 Causes of Water Damage
Water intrusion, leaks and other sources of water damage are a reality in many types of residential and commercial buildings. Besides causing water damage, water infiltration can lead to mould growth and bacterial contamination in cases of unsanitary water sources. The end results are health and safety risks to occupants and workers, and significant costs to remediate the damage and contamination.
Heavy Rainfall or Storm Damage

In the case of major water damage events such as catastrophic floods and storms, it is important to properly evaluate the extent of water damage to building materials and contents so that materials can be dried expeditiously, indoor mould growth can be avoided and secondary damages can be prevented.
What Are the Different Types of Water Damage?
The Institute of Inspection Cleaning and Restoration Certification (IICRC) has developed the ANSI/IICRC S500 Standard and Reference Guide for Professional Water Damage Restoration which outlines procedural standards for 3 categories of water damage contamination and 4 classes of water damage by severity. By using the IICRC S500 guidelines we are able to take the right steps to ensure successful mitigation and prevention of mould growth. Understanding the category of water or sewage damage will also help us to address health hazards and the safety precautions that must be taken. Most importantly, this ensures your property is efficiently restored to a safe and healthy space for everyone.
The 4 Classes of Water Damage
The 4 classes of water damage are determined by the Institute of Inspection Cleaning and Restoration Certification (IICRC) S500 standard. These classes of water loss refer to the amount of water and the anticipated rate of evaporation based on the amount and type of wet material in the affected area. The ANSI/IICRC S500 standard describes the procedures to be followed and the precautions to be taken when performing water damage and sewage damage restoration of residential and commercial property, and their contents.
Class 1: Slow Rate of Evaporation
Class 1 water damage affects only part of a room with minimal water absorption into contents and building materials such as carpet, wood flooring, drywall and framing. Class 1 is the least amount of flooding, absorption and evaporation and is typically contained to affecting only part of a room or floor.
Class 2: Fast Rate of Evaporation
Class 2 water losses affect the room from wall-to-wall and have damaged furniture and materials like drywall, wood flooring, carpet and underpad. Capillary action resulting in absorption or "wicking" of water up drywall is typically less than 2 feet high. Moisture can remain in building materials such as carpet, drywall, framing and concrete/brick resulting in mould growth if not properly cleaned and dried.
Class 3: Fastest Rate of Evaporation
Class 3 water losses typically come from above (ex: roof, ceiling or upstairs) resulting in wet insulation, collapsed or sagging ceilings, wet walls, flooring, and subfloor. Class 3 involves the greatest amount of water, absorption and evaporation. Time matters when you are dealing with a Class 3 water damage.
Class 4: Specialty Drying Situations
Class 4 water damages may require longer drying times and circumstantial approaches to restoration and repair. Specialty drying situations involving saturated structural materials, oftentimes due to high-volume water damages, catastrophic flooding or extreme weather events which can submerge parts of a building.
The 3 Categories of Water Damage
In addition to understanding the 4 classes of water loss, it is also important to identify the source, type and "cleanliness" of the water. The 3 categories of water damage are determined by the Institute of Inspection Cleaning and Restoration Certification (IICRC), though depending on who you ask they may go by different names.
Category 1: Clean Water
Water damage from sanitary sources such as plumbing fixtures and appliances. These sources of clean floodwater or water damage do not present an immediate health threat however if left untreated clean water can quickly escalate to Category 2 water, resulting in odour and mould growth. Time matters when you are dealing with clean water damage, so act quickly and call a professional for help with water extraction and drying.
Category 2: Grey Water
Grey water refers to flood water or water damage sources that are not contaminated with sewage. Common sources of grey water include bathtubs, plumbing fixtures, appliances and sinks. Grey water will contain fewer pathogens than Category 3 black water, however, typically these sources of water still contain small amounts of contaminants and can induce illness if ingested. Clean water can become grey water if the water damage is not remediated, cleaned and dried professionally. Water cleanup must begin immediately.
Category 3: Black Water
Category 3 black water refers to water sources contaminated with sewage and other chemicals, pathogens or toxins. Black water can come from basement drain sewage backup, burst sewage pipe or toilet overflow. Black water can also come from garburators, dishwashers, appliances and roof leaks where animals or animal feces were detected. All of these water sources contain dangerous pathogens and bacteria that must be professionally cleaned and remediated.
Catastrophic flooding resulting in overland flooding from heavy rainfall, rivers or lakes can carry contaminants and is treated as Category 3 as black water. Water damage or flooding with black water is dangerous and destructive because of the unsanitary condition of the water. Black water can become extremely hazardous and expensive to remediate if the water is not quickly removed, cleaned and dried professionally.
